Poland Property Taxes and Fees
The purchase costs vary according to the price of the property, with relative costs as a percentage of purchase cost decreasing the more expensive the property is.
Stamp duty 2
If you are paying VAT on a new build property (currently 7) then you do not have to pay stamp duty.

Court fees 1-1.3 (approximately)
Notary fees 1-1.5 (negotiable)
The cost of the notary will vary depending on whether there is only one contract (a final contract) or also a preliminary contract. The cost of the notary agreement is normally flexible, and should be negotiated.
Agency fees 3 (negotiable)
For the puchase of a residential apartment, most agents will not negotiate on this figure. However, they will almost certainly negotiate on a larger purchase, such as a building. The agency fees can seem quite high compared to the UK, for example, but as property prices are lower, the absolute fees are not so high.
There can also be considerable additional work involved for the agent in selling to a foreign investor, and a good agent should help with such tasks, such as transferring bills and other odd jobs that require the help of a Polish speaker.
Other costs:
Lawyer: approximately 70-100 EUR per hour
The notary only acts as a legal judge, and does not represent your interests in purchasing a property in Poland. Therefore, many investors choose to add an extra layer of security by employing a lawyer to check the contract over for them. This should not be more than a few hours work for the purchase of a residential apartment, including a consultation. Larger investments will naturally take more time.
Translator: approximately 100-150 PLN per hour
A sworn translator is required to enable a non-Polish speaker to purchase a property in Poland. The typical time to sign one fairly simple notary contract is 2 to 3 hours.
