 It was built in 1974.  It was rented for a while and has been considered for a lot of different uses, even as a holiday home.

 After much consideration, the owner has decided to sell it because the distance from his current place of residence is too great.  Because one can see the age of 30 years in any house, the whole building was redeveloped thoroughly.

 Because the owner himself is an architect, he has planned all reorganization works with the best intentions and has supervised the work.  He attached importance to implementing reserved, tasteful, and first of all timeless interior organization, and is offering the building 100 inhabitable after sales.

 The building is a flat roof bungalow and has 2-level brick-work with solid brick planking.  There is a massive garage, big terrace which is partially covered and an exterior fireplace.

) Location description: the house is located in a populated area on the northern outskirts of the city Norden.  From there it is approx.

3 kilometers to the water and dyke and to the 'North Dyke', from where the Frisia ferries leave to the islands of Norderney and Juist.  To the city center it is approx.

1,5 kilometers.  In the next neighborhood there is a baker, a butcher, an indoor swimming pool and a bus stop.

 If you do not know the city Norden yet, look on the internet or you can receive a brochure.  It's hard for this little exposé to describe all the advantages of this friendly, contemplative, East Frisian provincial town in which the clocks still tick a little slower, where the people are extremely friendly and say hello at every time of day and where there is always fresch fish and great Jever beer to enjoy at every time of the day in the many pubs.

de. Description of the renovations: - The bathroom and guest WC are redeveloped completely with friendly, bright tiles on the walls and easily maintainable ground tiles in pleasant, warm tints.

 Wall-hangings in the WCs and tasteful, contemporary armatures are natural. - Vestibule, hallway, hall, kitchen and washroom are also covered with the same tiles.

 And the kitchen has naturally received new tiles on the wall. - 5 living rooms are fitted out uniformly with easy to maintain floors from maple-laminate.

 They are finished with white wood baseboards. - Doors and trim were not simply 'pencilled in', but etched completely new and varnished.

 There are small glass windows, providing light for the hall, and new high-grade steel handles.  - The darkly glazed wooden windows were not renewed because the high-quality material still exist in an exceptionally good condition with an insulating glazing.

 All windows were reworked thoroughly and were painted.  The shutters were checked and old belts exchanged.

- All wallpaper was removed from wall and ceiling surfaces and the walls were levelled out completely.  The ceilings are wallpapered with rough fiber and are painted.

 The walls were wallpapered with a special painter's fleece and were covered with 3 layers of white paint.  A beautiful smooth, warm environment marks the picture of these rooms.

- The electrical equipment was reworked completely.  New pipes were installed and everything was brought up to the newest standards.

 In a lot of rooms there are telephones and also aerial pipes.  You can choose whether you want to install a satellite dish or would rather have cable TV.

 Both are possible.  Also the outdoor lighting was exchanged for modern lamps.

- The heating system has been renewed.  Now the most modern gas arrangement with warm water supplies the house with heat.

 Exterior sensors, chimney cleaning, renewed gas connection, revision of the basic installations must naturally be done.  - The beautiful steel radiators that are typical for the time of construction are fitted out with thermostat valves.

 They were all checked and revarnished. Storage space and new connections for washer and dryer exist in the washroom which has direct access to the terrace.

- The flat roof was sealed some years ago with high-quality foil (not the usual roofing felt).  Now the roof was rechecked carefully and all critical connections were renewed.

 All wooden parts have been painted 2 x again. - The garage was redeveloped completely.

 The walls were newly painted and the floors and gates were renovated.  A separate electric circuit was added with an additional heavy current connection.

- The terrace is bordered by a wood pergola.  Here the essential parts were exchanged and were painted again.

- The garden has been a main feature for a lot of years.  Lawn, trees, hedges to the street side and some shrubs round out the picture.

 However there is certainly still a need for a ' green hand ' to improve it even more. Altogether the building was core-redeveloped and is in a great condition, both inside and out.

 It is almost like-new.  Purchase price: What about the purchase price?  I would like to demonstrate to you openly how it was determined, so that you can get a picture about the fairness of the price.

The property has about 750 square meters of surface.  The appoximate value of property in the city Norden is set at the square meter price of 60, - Euro.

 This is because, on the one hand, it is a good position, and on the other hand, the property can be built on with two stories.  This means one could increase later or add a big roof on the bungalow area.

 I have no interest in selling the house under value, but I also don't want to make unreasonable demands.  That's why I have given you such a descriptive explanation of price.

The value will always appreciate in this region.  In order to acquire good conditions, a good, solid house is being sold at a very fair price.
