It can soon be yours! THE DESCRIPTION In 1994 this absolutely beautiful FINNISH BLOCKHOUSE with a stone basement was built. It is in an excellent region on a light southwest slope.
The basement is fitted out and is suitable very well for living purposes and has a completed house of approx. 80 square meters of floor space as well as various effective areas.
Altogether there are 3 rooms in the basement, kitchen and shower-bath as well as a heating area, multi-purpose room (work space), supply cellar and a wine cellar. There is also a 14 m long garage.
The use of the basement house is possible as an extra apartment or in connection with the rest of the house. The basement was established entirely from Poroton, a burnt hollow brick with outstanding insulating and diffusion properties.
The ceiling over the basement is built, just as the ground floor ceiling, from visible wood beams. The ground floor is the real living area.
It includes the spacious living and dining area, bedroom, kitchen, bath (which must be converted) and a room that is usable as an office. The whole ground floor and attic, incl.
all partitions, is built in block construction from Finnish pine. The house was joined, beam by beam, without any screws.
Not one nail is needed to hold together the precise joints. A gallery balcony protected by a long roof is built on the front of the whole ground floor on the south side.
Accessible through a double door from the living room, the balcony increases to be a spacious seat (on which one can even have a barbecue) which is accessible from the dining-room as well. From the ground floor a hand-made stair from massive larch timber leads to the upper floor in which a luxurious bath and a four other multi-purpose rooms are.
Also in front of the upper floor is a spacious gallery balcony which covers the whole south facade. From the spacious hall a stair leads to the attic which offers plenty of storeroom and a good-sized ceiling height with approx.
70 square meters of surface area. In this house a lot of attention and even more love was given to the roof structure details.
The far roof covering the terraces which are both beautiful and useful are interchanged with installed skylights powerful tiers of beams. Here it is particularly beautiful to watch the sun rising from the skylight in the upper floor.
There are two different roof inclinations that almost brought our architect to madness, but make for the optimal use of space and light. Also adding to the atmosphere of the house is the deep blue glazed clay bricks on the roof.
A feast for the eyes! The roof structure, i.e.
the construction of the under roof, has two layers of air insulation. This is drier for the people and healthier for the wood.
On the west side the roof is angled down to cover two thirds of the garage length. This creates space for another parking space and another outdoor sitting place in the adjacent garden and meadows.
The ground is extensive with over 8600 square meters and can be cultivated and be used individually. All possibilities are open here and are set by your own imagination.
Part of the meadows were planted with numerous fruit-trees. The sun plays an important role in the construction of the house, because one can have the sun in the house the whole day.
As the house stands in such an unobstructed area on the property, one can get sun from sunrise to sunset. The covered balconies allow the winter sun to find its way in, but provide shade from the summer sun as well.
The utilities and furnishings: Money was not being save when furnishing the house with utilities, but what was cared for was the means to make the house enviromentally friendly. We will begin with the basement: The floors were insulated with thick fiber boards against the cold of the concrete base plate.
Also installed is the under-floor heating which cares fore the heating in the whole house. A stone floor serves as a porter for multi colored Cotto tiles that were manufactured partially by hand (16x16) and lay diagonally in the hall.
In the living rooms cork was installed. All walls were provided with an individual rough plaster from lime, sand, water and pure linseed oil and afterwards painted with identical natural white.
In the shower-bath no limits were put on the families imagination and the colors are very bright! The newly fitted kitchen is made from bright massive pine and was installed in 2001. The floor construction (ground floor and upper floor): Above the previously mentioned visible wood raftered ceiling are softline-profile boards from pinewood.
About that point there is protective wall paper and additionally approx. 6 cm sandy layer that provides sound absorption.
There are also 2 cm fiber boards and under-floor heating. There is also a stone floor and the whole living area has Cotto tiles.
Only in the bedroom are cork floors. In the upper floor the hall is from Cotto tiles.
The rooms have cork ceilings. The bathroom earns special mention.
Its exquisite utilities include beautiful wall designs, projections and benches which are fitted out with imaginative tiles in dusky pink shades and in various formats. This provided the viewer with an almost Roman ambiance.
All windows in the house are manufactured in 2-winged larch timber. All internal doors are made from pinewood and the living rooms are partly from glass.
The location Universe, earth, Europe, Germany, Rhineland-Palatinate, Hunsrück, circle of Simmern. On the regional level we are at the height, namely between the Moselle in the north, the Rhine in the east and close to the south.
Our wooden house lies in the forest in a small settlement with predominantly old buildings and in the surrounding field of Simmern and Kastellaun. Simmern as well as Kastellaun and Emmelshausen offer all daily needs including doctors, hospital, preschool, schools and everything else that one needs.
Certainly, in our small settlement there no postal service, but every day the buses pick up the children for school. Here you can find peace and nature and a whole new meaning to life! For whom the aforementioned complete offer is not enough, it is just a half an hour from Koblenz or only a little farther, 80 kms from Mainz.
One reaches the highway A 61, the main connection north to south, in 1/4 hour. Extras: (This is everything that I may have forgotten to mention earlier.
) * The heating is simple central heating with liquid gas (underground tank) with a calorific value boiler. The warmth remains in the house because it is well insulated.
Moreover, the installation of a solar arrangement has already been prepared. * There is a bath in the ground floor that was never finished.
First of all in the exterior works need to be finished. * The basement is rented but could be vacated at short notice.
However our very nice and quiet tenant can gladly be taken over. Additional expenses do not appear here! * There is a lot of room for a big family.
A combination of living and working from home is also definitely feasible. Horse people will be inspired by the property size and location.
Moreover, there are many meadow surfaces nearby. This could also be a hunting lodge in a delightful forest location!
