Description for this listing

This comfortable 4 bed home, offers 198mē of living space, and sits in a Napoleonic forest of natural pine & woodland.

The lounge [8.2m x 4.5m] has three dble french windows opening onto the terrace providing good light. The windows are secured with shutters, keeping the house cool during the summer, whilst in the winter evenings, retains the heat keeping the house cosy and warm. There is a dining area and open wooden stairs leading to the mezzanine floor. The main part of the lounge is completely open with a log fire and a cathedral chimney breast taking up pride of place.

The kitchen [3.5m x 3.5m] has recently been refurbished with a new fully fitted kitchen, including eye-level oven & grill, extractor fan and built in dishwasher. We also added a double glazed door and window in white glazed aluminium leading out to the park.

A doorway leads from the kitchen to the garage and utility room [6.6m x 4.3m]. The washing machine is connected here with its own outflow. The central heating and hot water boiler is also here and a header tank for well water which is used for watering the gardens, plus mains water and electricity - the garage provides good storage space, and is ideal for drying clothes on damp winter days.

On the east side of the lounge is a hallway leading to Bedroom 1 [3.10m x 3.10m] with built-in wardrobe and shelving; french windows lead to the garden. This room is currently used as an office. To the left of the hallway is a corridor leading to the downstairs bathroom [3.10m x 2.2m] which has a separate shower unit, bath, hand basin and bidet; double obscure windows look onto the park. Next to the bathroom is Bedroom 2 [3.10m x 3.0m], also with a built-in wardrobe and shelving; double windows look out onto the park. There is a separate W.C. The Hallway has two integral cupboards offering plenty of storage space.

Up the natural wood stairway from the lounge leads to the mezzanine floor, where there is an open sitting room overlooking the lounge [4.5m x 3.5m] with double french widows leading to a balcony where we often take breakfast in the summer. The floor is of polished pine and there are exposed beams. Opposite and to the rear is bedroom 3 [3.45m x 3.10m] where the polished pine floor continues through. This bedroom has an integral wardrobe and an en suite shower room, hand basin and toilet. Exposed beams are present.

Next to bedroom 3 and immediately in front of the stairwell is bedroom 4 [4.75m x 4.60m]. This room has been carefully enlarged by ourselves, but we suggest a dormer window in the roof space to enlarge headroom and shed light.

Finally on the first floor, there is plenty of storage space by way of two Greniers [attics]

St Geours is currently building a municipal swimming pool and water park, and has given permission for an international size golf course with ecological holiday homes, small hotel and a Polo park - the area is definitely on the up...

The Atlantic Ocean and beaches are just 15 minutes away and St-Jean-de-Luz with its fine restaurants and beautiful inlet bay is an easy 30 minute drive. Spain is 45 minutes away, and you can be in San Sebastian in around an hour.

Ryan Air serves Biarritz from Stansted in the UK and Shannon in Eire - Air France from Paris and Clermont-Ferrand.

If you are driving, St Geours de Maremne is on the A10 route to Spain and just 15km from Dax.
