The cottage, which is set over one floor, is connected to both mains water and electricity and is in a habitable condition. The cottage measures 44 square metres of construction and is set on a plot measuring 180 square metres.
The cottage is habitable though would benefit from some minor modernisation works. The main entrance to the cottage leads into a living room, which has a tiled floor. Off this living room there is a corridor leading to the two bedrooms. Both of these bedrooms have tiled floors and a built in wooden wardrobes. There is a second, smaller living room which could be used as a study or as a single third bedroom.
The bathroom is partially tiled and has a bath, bidet, toilet and pedestal sink. The kitchen is situated at the rear of the cottage and has a tiled floor. The kitchen has some base level and eye level wooden units in place and is partially tiled. The kitchen also has an exterior access door, which leads out to the walled garden at the rear of the cottage.
The garden is walled and there is ample space for an exterior dining area. Within the garden there is a storage room, which has been used for keeping logs and other gardening equipment.
The property is in a habitable condition though would benefit from some modernisation works, specifically to the decoration of the cottage. The windows and doors to the cottage are aluminium framed single glazed units and the interior doors are wooden.
The cottage is within walking distance of several cafes. Due to it's situation within the village there are neighbouring properties opposite and as well as attached either side. The village of Marmelais de Cima is only a short drive from the popular and historic town of Tomar, which is home to the UNESCO listed Convento do Cristo. The closest airport to the property is situated at Lisbon, which is around an hour and a quarter drive.
