Description for this listing

N10280008 This large and unique single-family dwelling is in the national park, Eifel.  It was built from a solid construction with a cellar on a property of approx.

710 m ².  It has a massive carport that is approx.

7,20 m wide and can fit two vehicles or be used as a multi-purpose room. A new area was built in 2001 - in 2002 with a delightful new terrace.

 Part of the house was also built in approx. 1960 in solid construction.

 In 2000 - 2002 the appearance was completely redeveloped and renovated.  Utilities and construction elements: The new building was established with the plan to be an energy-efficient house.

Insulating glazing on plastic window frames were installed along with the antique shutters.  There is gas central heating in the whole house.

 The 4.800 l gas tank is underground in the front garden.

 In addition an oil stove can be used in the upper floor and small oiltanks in the cellar. The fireplace is decorated with quarrystone and can be used as an open or closed fire-place.

  Many of the walls in the interior are plastered with textured external plaster. There is a large bath with luxurious tile work in the upper area.

 There is a big corner bath tub and a separate big shower with glass doors as well as 2 sinks on pillars. The sewer connection was renewed during renovations.

 Location:  Quiet residential street with nice, helpful neighbours.:-)  The highway entrance to the A1 is just approx.

13 kms away (connection to Nettersheim / exit 13) and can be reached in 10 minutes.  Cologne is approx.

50 kms away and is only 30 - 45 minutes by car.  The Federal Railroad connection in Kall - Urft is approx.

4,5 kms away.  This offers ideal conditions for a commuter in the direction of Cologne (the main train station in Cologne is approx.

45 min away) as well as Bonn and Trier. There is a free shuttle bus to all daycares and schools that is just 5 walking minutes away.

 The historic city center of Kall can be reached in just a few minutes by bus or car. Here there is a complete infrastructure with excellent shopping facilities, extensive medical equipment and continuing schools.

 There are many possibilities for cultural events, sporting events and leisure offers in the area.   The industrial area of Kall is well-known because of its big consumer markets, property markets, furniture sales and various specialized stores.

The property is also only 2 kms from the climatic health resort, Marmagen, where there are cross-country trails in the winter. It is 2,5 kms to monastery Steinfeld (boarding school / secondary school).

It's only 7 kms the nature resort of Nettersheim. Kall is in the national park, Eifel.

In the surrounding countryside are many lakes which offer many leisure possibilities.  The winter sport area, "Weissstein", is approx.

21 kms away with its ski lift, sledding and cross-country skiing.  There is also a complete infrastructure with excellent shopping facilities, extensive medical equipment and continuing schools.
