Pr0713 Antique stone built farmhouse to be restored set in a spectacular position with far reaching views sweeping over Maremma, the Tuscan Archipelago and Corsica. The property is located at ca.
3 Km from tarmac and from a small town with facilities. The access to the property is via a dirt track, but perfectly feasible for an ordinary car.
It is 30 minutes from Montalcino, 1 hour from Siena and 2 hours from Rome. The main asset of the property is its unique position: it borders a regional park and a preservation area and it is the only building sitting on that ridge (at 900 m.
a.s.
l.) overlooking miles of tuscan country side, the Tirrenian Sea, the Tuscan Archipelago and Corsica with a dramatic aerial view.
The property is west facing and the sun sets right into the sea. The roof needs redoing as does most of the two buildings.
Additional informations from the owner: - The water supply is from a spring about 100 meters directly above the house; this spring is located in the natural preservation area and it has been piped by the local authority, it serves our property first and then more properties in the village further down; it does not dry up and its average capacity is 0.15 l/sec.
There is another spring in our property, but there has never been the need to use it. - The main building is not entirely sound and it needs a total restoration (as it is often the case in Tuscany with buildings of that age and typology); the other building needs complete reconstruction.
The property has not been inhabited since the early 60s. - The property is perfectly accessible in all seasons.
- The vegetation is mainly Mediterranean brush with a predominance of broom; there are also a few oak trees and some wild apples and pears. There is a small pine wood at the top of the ridge which was planted circa 50 years ago although not typical of this climate, for this reason the local environmental authority is now slowly replacing it with autochthon species (i.
e. chestnut and ilex).
Near the house there was a vineyard and some fig trees which are now sterile due to neglect (i.e.
overgrowing bush). The area is abundant with wild boar, porcupine, roe-buck, pheasant and many birds of pray.
- The track is owned and maintained by the local council, except for the few hundred metres in our property. - As far as building a swimming pool is concerned I am sorry but I have no idea of what that would entail in terms of permits.
Although I know that recently, a few miles away, a substantial restoration project including a heated swimming pool has just been completed. - I am afraid that I don't have any more good pictures of the surrounding area; I could try to take some, but they would not give justice to this place.
- I would recommend visiting this wonderful area of Southern Tuscany, if not for my property then may be for another one or just a good holiday!
