PF0063 The house in Noaillac is an approx. 250 year old country house built in the typical Medoc style, built with massive stones.
It lies approximately 80 kms to the north of Bordeaux and approx. 28 kms to the south of Soulac, approximately 14 kms of the Atlantic near Montalivet and approx.
6 kms of the Gironde. Idyllic in the middle of the oldest wine-growing area of France, it is in a location with only 20 inhabitants in winter and 30 inhabitants in the summer.
Neighbors come for holidays and weekend guests from Bordeaux as well as tours. The hospitality in the southwest of France is well thought of.

Even in summery, high temperatures, it remains cool in the house always pleasant. This is probably due to the fact that, on the one hand, the construction is includes extremely thick stone walls, and on the other hand the placement of the windows makes for an always cool, insulated climate.
You can see in the pictures of the garage / barn that this side of the house has no windows. All windows are ordered one-sided so that heating the building is not necessary.
During cooler temperatures, the house can be heated with a fire-place stove, which was installed in the living room, because the open fire-places are certainly rather nice, but very big "wood eaters". Apart from that, the house is fitted out in addition with an electric heating system.
The radiators are seperately controlled. A central big boiler guarantees the warm-water supply in the upper floor.
All sanitary arrangements, pipes (water and electric), as well as gutters were reinstalled approx. 5 years ago, because the salesman of that time wanted to get the house and the barn ready for holiday renting.
In the barn you can still see this in the concrete elements, which were obviously later installed. The Atlantic beach, which is closest to the house, is a guarded beach section.
One can park directly in the dune section and reach the sea comfortably after few meters of beach and without dune climbing. Getting to the ocean by bicycle is also easy to do without much effort, because the ground is flat.
There is a very well built network of bicycle paths in the stone pine forests. If one wanted, one could take these special cycle paths all the way to Spain.
The enormous fresh water lake Hourtin is also beautiful and a worthwhile excursion. There is a beautiful sandy beach and the lake is an alternative if one has no desire for salt water or large waves.
